Practical information
The house has three floors. They offer two completely separate parts, each with its own direct access to the garden with pool. However, we only rent the whole house to one family or group. This way we can guarantee you privacy and tranquillity.
• Downstairs
The lower part (60 m2) at ground floor level is foreseen for maximum 4 guests. It is situated next to the swimming pool and covered terrace. Inside there is a large open space (en-suite) that is used as living and sleeping area (large double bed), there is also a somewhat separated, fully fitted kitchen. This space is dominated by a large Istrian fireplace. There is a double bed and an extra sofa bed (1.33 m wide), a table and 4 chairs. A CD/radio player and an electric heating are available. The bathroom has a shower, sink, toilet and washing machine.
• The upper part
The two upper floors (120 m2) can host up to 6 guests. On the first floor there is a spacious living and dining area and a large open kitchen. If needed, there is an extra sofa bed (1.40 m wide), a table for 6 (up to 8) people, a wood-burning stove and a fully equipped kitchen (including a dishwasher). A TV, DVD player, radio / CD player and electric heating are available. On the first floor there is also a small bedroom with bunk beds (2 people) and a separate bathroom with a shower, sink and toilet. On the top floor we have a very spacious romantic bedroom with a double bed (1.80 m wide) and a spacious private terrace. From the terrace you probably have the best possible view on Motovun and the region around (270 °). Furthermore, this room (en-suite) has its own bathroom with shower, sink and toilet.
• House facilities
Outside there is a large swimming pool (4 by 8 meters). There is also an outdoor shower, a traditional barbecue (BBQ) and a beautiful Mediterranean garden with several separate terraces and sheltered corners, designed by a local landscape architect. An additional terrace with pergola invites you to enjoy the great view. The house also has Wi-Fi and parking. Each floor has air conditioning.
• Shops and other facilities
You will find a well-stocked supermarket in Motovun (7 km). In Livade (4 km) and in Oprtalj (3 km) you will find a small grocery store and a specialty shop. There are also three restaurants/bars in Livade and two in Oprtalj. There are post offices in Livade and Oprtalj. Supermarkets can be found in Buzet and Buje (both about 20 km). In Buzet there is also a medical center and a pharmacy in Motovun.
• Information on the location
Balini is a small hamlet of a total of 4 houses. At this moment our house is the only house that is inhabited. Vineyards, olive trees and forests surround Balini. Just 50 meters from the house you walk into the woods. Early in the morning it is quite possible that you will see deer around the house. In spring the nightingale sings you to sleep. Balini is located on the tip of a small plateau above the Mirna valley. The Adriatic Sea is about 20 km away. A brand new road takes you in just over 20 minutes to Novigrad (Cita Nova) on the coast. The coastal towns of Rovinj and Porec are also easily accessible. From our house you have a magnificent view of the historic mountain top town of Motovun, one of the most important tourist attractions of Istria and protected by UNESCO.

Corona
Before arrival we will thoroughly clean and disinfect the entire house. Hand and alcohol gel will be available. We hope that you use it. We also follow the local instructions regarding corona. On the other hand, we will inform you about the government measures to be followed by you, for example regarding the use of mouth masks, visits to cafes and restaurants, beaches, etc.
